부동산 2


광식과 나는 작업실을 얻는다는 구실로 부동산을 찾아 감.
배다리 지역에는 딱히 부동산이 있지 않아 금곡동에 위치 한 곳으로 감.

이 주변 지역은 아파트라고 불릴 수 있는 것은 삼익 아파트와 바흐카운 밖에 없음. 나머지는 빌라와 일반 주택으로 구성되어 있다.
가옥이 비어있는 경우 사람이 살 환경이 되지 못하기 때문에 비워져 있다. 집에 전기와 도시가스가 없는 경우도 많다고 함. 집이 재개발 지역에 묶여 있는 경우 허가가 떨어지지 않거나, 수리비가 너무 많이 들어 세 놓는 것으로 타산이 맞지 않아 고치지 않고 대부분 공가로 남겨둠. 

대부분 월세는 나오는 데로 곧 나가기 때문에 비어있는 건물이 많지 않음. 그러나 매매는 부동.
요즘 월세는 빠지지 않고 있으나 매매경우는 많이 저조하다.

우리는 2명이 쓸 수 있는 작업실을 보여 달라고 하자 빌라와 오피스텔이 있다고 말하심.
그 중 사람이 사는 공간이 보고 싶어서 빌라를 보여 달라고함.
5층정도 높이의 빌라는 4-5동으로 구성. 

그 중 우리는 2층이 나와있지만 사람이 있는 관계로 비워져 있는 3층을 구경감.
도면은 첨부하였음.
거실은 거의 쓸 수 없을 정도로 작고, 베란다가 없어서 식물을 키우기에 매우 힘든 상황. 

빌라 주변에도 대중을 위한 공간이 거의 없기 때문에 아이들은 거리 밖에 나와서 놀아야 하는 상황.


부동산 체험


단팥빵/훈제계란을 함께 판매하시는 장사하심. 경기가안좋다.
- 살때 고려하는 요소 - 평면도&방향&연식,복도식인가 계단식
- 집값을 결정하는 요소는 매스컴의 영향이 크다. 강남 -> 송도 -> 기타지역
- 32평 - 2억2천 (평당 687만원) 주택은 평당 400-600
- 주택: 50년도 더되고 난방비 수리비가 많이 들어서 인기없음. 
- 장소/땅을 10년 이상 묵혀두고 투기 목적으로 사는것 아니면 주택매매 거의 없다.
주택의 인기가 올라가기도 했지만 내부가 아파트처럼 깨끗하고 마당이 있는 이쁜 전원주택에 한해서이다. 이조차도 50대 이상 은퇴한 노부부들이 원하는 것이지 젊은 사람들은 아파트를 찾는다. 
전원주택은 주로 경기도부근으로 많이 선호한다.
- 거의 대부분의 사람들. 90%의 비율로 아파트에 살려고 하는데 주택에 살려고 하는10% 라면 고소공포증이 있거나 답답해 하시는 노인들. 은퇴한 50대이상의 부부들
- 요즘에는 경기가 좋지않아서 투기보다는 정말 가격이 낮을때 집을 살려고 하는 사람들이 있다.
- 2009년 이후부터 부동산 경기가 추락하기 시작함, 경기가 다시회복할 확률은 낮음 모든 재개발중지되었고
언제다시 재개발될지 예상하기 힘듬. 인천시 재정적자문제도 있음.

3 ghost stories in Changyong elementary school


There are three ghost stories in Changyoung elementary school.

1. The school has wooden floors. The way to clean them is to using candles. The first group of students rubs the floor with candle wax. And then the second group of students scours the waxed floor with pebbles. It is easy to fond pebbles near the train station. At last, the third group of students clean the rest of wax with clothes. The wooden floor is worn down so the edge of the wood is not clean. It is common that the students get the splinter of wood in their fingers while they clean the floor. According to a rummer, a student was dragged by two other students on the floor. At that moment, he got a big splinter in his knee. So he had to cut his leg and no one could see him again. After that accident, students can hear a floorboard creak at 9 o'clock. They think it is a ghost. Children as we were, I and my friends want to hunt the ghost. we sneak in the school. There are some doghouse in the building. Like Korean traditional houses, the houses made of wood have to be built on the ground. First, putting the foundation stone and then laying a wood floor. To make ventilation, there are some holes on the lower part of building. Students can easily break the hole. But now the building's structure might have changed a lot, so I am not sure we can still find the holes. 

2. There was a toilet over there. Now it is gone by the renovation of the building. Students are afraid of going to that toilet because they can hear some sound. Especially, girls cannot go there. There was a rummer that there are someone dumped babies there. Think about the Middle ages. People abandoned babies a lot at that time. Do you know the Yulmock Park near the guest house?  The park used to a crematorium. It was crematorium for Japanese and Chinese, and people dumped their stillborn babies there. Even I have seen them at that time. Therefore it can be true that someone disposed of babies in the toilet. At that time we did not have medical facilities. The mothers cut the umbilical cord with scissors or teeth so they often were infected with tetanus. This is the background of the toilet ghost story.

3. There was a tree next to that building. According to legend, the person who cut the tree accidentally cut the tail of dragon also. So of all days, there was the rain on the day of our picnic. I preyed for not having the rain before the day of our picnic.

1929 Baedari

Baedari was introduced to the public by "Mail Sinbo" (1915. 2.14) for the first time but there is no specific information about Baedari at all (the birth of Baedari or the meaning of Baedari). Baedari was handed down by word of mouth. There are two main reasons why this area is calling as Baedari.
First, the area was filled with sea water when the tide was rising, so the ship (Bae) could come in the Baedari area. Second, people made a bridge (Dari) with the strips of ships.

Where is Baedari?

Baedari is not actually an official neighborhood. It is one of the oldest parts of Incheon and has kept it's old name as a sobriquet among it's present inhabitants. The city council refers to the larger area as 'Keum Chang Dong'. When you would travel to other parts of the city and ask 'Where is Baedari?', the name might not ring any bells whatsoever. 

As we've been speaking with various locals in dawned upon us that Baedari has lost it's exact geographical location over time. With other words: it has flexible borders. We went out and asked different locals to draw Baedari on a map. The following image shows the combined results of the first 15 maps.

명칭으로서의 배다리들

배다리는 인천에 있는 것만이 아니라 전국적으로 많은 곳에서 "배다리"라고 불리고 있다.
이것은 전국에 있는 "배다리"라는 명칭이 들어간 모든 곳을 표기한 것이다.
무려 106개 이다.
그러나 이 곳중에서 우리가 알고있는 인천에 배다리 명칭이 들어간 곳이
23군데가 있다.
가장 잘알려진 곳이 이곳 동구와 중구 사이의 배다리이다.

Introducing Baedari

The neighborhood of the port city of Incheon in which Space Beam is located is called 'Baedari'. The word is an mix of the Korean words for 'boat' and 'bridge'. In the past this little piece of land was directly reachable from the sea and was used as a storage hub from where incoming goods were spread into neighboring Seoul (1 hr. by subway). Today it's a typical example of an old style working-class neighborhood in Korea with its old single-story houses, traditional restaurants and maze like tiny streets.

Baedari is threatened in its existence by major city developments. The previous mayor of Incheon started to modernize his city at nausea inducing pace. He developed the big island right on the coast into one of the biggest international airports of Korea, put high rise condominiums in the north and an enormous financial district in the south. These three new economic hubs need, of course, a good connection, and thus the idea for a connecting highway was born. Unfortunately for little Incheon, it found itself right in the centre of her big brothers. Development was started but slowed down by the many protests undertook by the people living in Baedari. Space Beam played a big part in these protests by organizing artistic protests. The word 'Beam' in their name sounds similar to the Korean 'Bee-um', which means 'empty', which translates their name into something like ' Empty space'. Their most successful project in the struggle to keep Baedari for it's people is a 500 m2 empty plot of land which they've baptized 'Eco Park'. This land is positioned right in front of the tunnel which forms the first entry of the new highway into Baedari. Since the highway is a private project, the government cannot take ownership of the land, and on top of that they've build the tunnel to low to make a decent connection to the tunnel which leads the highway out of Baedari (both tunnels have yet been made).



When looking at the Baedari area from a lookout point one can see the shape of the highway already mapped out all the way through the neighborhood. Baedari consists out of a little more than 50 families, who have been living their for generations. It makes one wonder about the costs of development: far more families would profit from the new highway, but does that justify the dislocation of 50 family histories?
